Application form and securing a room How do I apply for a room at Austudent? You can submit an on-line application form through our website, click here. Or if you are already in Melbourne, you can call us on 9523 5158 to make a time to come and inspect our house and submit an application form. How do I secure a room at Austudent? Complete the on-line application form now to secure your booking. Once we have received your application, we will contact you by e-mail to confirm your reservation. At this time, you will be required to pay a $500 holding deposit. If you wish to pay a discounted semester rate, you will need to pay the semester fee in full, prior to the start of the semester. If you choose to pay the Semester fee by monthly instalments, your first payment is due prior to the start of the semester and in advance on the first day of the month thereafter. The $500 holding deposit will be deducted from your first payment. A cancellation fee may apply to cancellations made less than 21 days before your scheduled arrival. Payments Do I need to pay a security deposit? Yes, a bond equivalent to four equivalent to one calender month's rent must be paid by money order or bank cheque on or before your arrival. These funds are held by Residential Tenancies Bond Authority which is a statutory authority of the Victorian government. The bond will be refunded upon vacating, after deducting any outstanding accounts, any cleaning or maintenance if required, and provided that you stayed for the full term of the lease. Are water and electricity included in the rent? All utilities are included in the rent amount. This includes water, gas and electricity. Is internet connection included in the rent? Broadband internet connection is FREE. This means that the twin rooms have two connections. There is also a connection in the study room which can be accessed at all times.   When should I pay my rent? Your rent is payable on or before the 1st day of every month, one month in advance. We do not accept credit card payments. If I go on holidays, do I still have to pay rent? You are required to pay rent for the full term of your agreement. If you are going home for the holidays you should make sure the appropriate arrangements are made to pay your rent on or before the 1st of the month, one month in advance.
On arrival (what do I need to do?) What do I pay for? The balance of the security deposit and one months rent. This must be paid on arrival and the lease agreement signed before keys are handed over. What do I get on arrival? On arrival you need to sign a lease agreement stating the length of your stay with ASA. (The minimum stay is one month, the maximum stay is negotiable).
General Information Can I have family come to stay? We welcome all family members, however we ask that you please inform us of their arrival for safety reasons. Does Austudent provide cleaning for the rooms? The communal areas are cleaned weekly. You are responsible for cleaning your own room and we provide cleaning products that can be borrowed at no cost to you, such as vacuum cleaner, floor, window and other cleaning products. We can also arrange for you room to be cleaned for a small fee, if required. Are meals provided at Austudent? There are no meals provided but there are plenty of restaurants and cafés nearby, some of which provide discounts to our students. Our kitchen has all you might need and if required we can also assist you with the catering of meals.   If I’m already in Melbourne can I come and view the house? Yes, please do! Moving out How much notice should I give if I want to move out before my lease is up? At least 28 days before your agreement ends you are required to inform Austudent staff in writing that you intend to vacate before the termination date stated on your agreement. When do I receive my security deposit? You will receive the bond upon the termination of the lease agreement, provided all accounts are paid. What happens if I break my lease agreement? Before you leave, you have to make full rent payment until the lease termination end date. Otherwise you have to find a new tenant as an replacement (approved by management) to complete the lease agreement. Failure to do results in the security deposit being withheld.   What if I’d like to stay longer? If you wish to stay longer than the stated Agreement termination date, you are required to notify us in writing at least 28 days before the date your agreement ends, that you wish to stay longer. Approval of extension is subject to the landlord’s decision and availability.
